Now that we've had a day to break in the new shop, let's get serious. This is a complete tour of both buildings and the offices, and some of the future plans I have for the place as well. Next we'll cover what it cost and how I'm going to pay for it. Hopefully we can start moving in lifts and tools in a week or so and get back to work on some cars!

Sorry about the focus... The Fuji XT-4 is the nicest camera I have and it's consistently the worst. We used it to try and up the quality for this video and it backfired 😢

@WatchJRGo, Congratulations Man! I know the feeling all to well. It an Awesome Feeling but, always with a reserved Anxiety! I've been through this more times than I care to remember over the years. Some great,some tragic. More than my fair share of hardships. 1 total loss due to fire with absolutely no insurance! Lost everything! I literally mean everything. No, not cuz I didn't buy it, or to cheap to buy insurance. In my state in Motorsports& Powersports Business you couldn't buy any type of insurance. Not even renters insurance. Unless you owned the building and property and was a large major brand name FRANCHISED Business. I was leasing and after several years of great business&success, I was finally in the process of buying a property&building and 31 days out from the loan closing on my new supposed forever home. My business and building caught on fire from a large tour bus parked between the building I was leasing and others. Supposed electrical fire. I lost everything and at absolutely no fault of my own. Needless to say, I didn't get to move into the new property I was in the process of closing the loan on. Absolutely devastating!! But, little by little I started over. It's been an absolutely crazy and wild ride with many Ups&Downs. Success&Tragedy but it has made me Smarter&Stronger along the way. I've been in more buildings than I care to remember and many were absolute dumps. Especially after starting completely over with nothing, not even a screwdriver. I worked my way back up little by little. About 10 years ago, I finally managed to buy property and a building and had to completely gut it and start over to make it what I wanted and perfect. I ended up going way overboard but, I was finally able to do so since it was finally mine. I'm still in the Motorsports&Powersports business all these years later and needless to say, I finally achieved 3 Major Franchises in the Atv,Utv,M/C industry and Started my own Accessories Line for Oreion Reepers and Duruxx Side by sides. They are the only street legal utv's from the factory. I also build,buy,sell,trade muscle cars, Hot Rods, Classics,Customs, as well as 4x4's and Pre Owned Vehicles. I was in the Process of finally building another addition on my forever home and COVID happened so we'll have to see what happens from here. Just Wanted to Say CONGRATULATIONS on your new buildings. Don't forget at times it can be overwhelming. But, The Moral of the story is NEVER GIVE UP!!!! Never Let Anyone Discourage You From Your Dreams!!!! Congrats. Observations. 1. Multi rib roof. The neoprene screws are shot and should be replaced. The screws will not last, incurring repeated maintenance cost over time. I guess 6000 and up. 2. It will be less cost in the long run to replace the entire roof with standing seam, no leaks. Or a over lay standing seam. No maintenance. 3. Adding a second floor. The building being free span, the existing floor has no structural strength for major point loads. Have a Civil Engineering design foundation improvements for any and all point loads. 4. You will have ADA, State Fire Codes, Electrical and Mechanical code issues to address. 5. Wouldn’t hurt to consult a turn key metal building builder, contractor to guide you. Or, check with the local or state AGC for solid names. 6. Do you have a state occupancy license ? In some states, you cannot operate or occupy the business without said code corrections for new owners. 7. Dumpster tip. A 10’x10’x8” , minimum heavy reinforced will be needed. The front wheels and rear axles have a huge grinding point loads where the tires twist. These concentrated loads will destroy any 6” or less pavement. Good luck.

Idea. Wrecked Mclaren with an engine swap. Wrecks usually are broken up for parts. You could sell off the engine, fix the body, new engine in. Makes it a lot cheaper selling off the engine. And could put a more powerful one in with readily available parts and easier servicing for the new owner.

That shelf could be used to store engines and transmissions. Just cut the chest height shelves out. And the top shelves out. Run some sheet metal as the shelving. Then a small forklift to lift them in and out. Have a small ladder built on the side so you can get up top to manage the the inventory.

Might want an engineer to clear it before removing any pedestals. Looks like there were loads placed on those existing frames that likely exceed their capacity, especially the gantry system, so bracing might be needed to remove the peds. I used to design PEMB's for a living and clearspans were typically not designed for more than a point load of a heating unit, to save on steel cost. Plus if it is old enough, the required minimum wind and snow loads may have been lower than they are now. You may just require a few horizontal spanners to make them into a-frames and brace her up nicely for whatever you want to hang, without keeping the pedestals. Awesome building for your channel. Gonna go crazy...

Rent the second building. Focus on the first. Motor oil heaters asap. Don't spend money not related to your primary goal. If you can't find a renter for the 2nd building, put up walls and rent out each bay as a storage unit.

14 bays of project car storage/ work area at $100 a month per bay or whatever the going rate is would make a nice dent in your monthly cost, and then the office space in the front on top of it...... You have a serious potential for a money maker in that one building. Then the big building for whatever activities you want to do as well.

I’d verify with an engineer that those posts in the main building can come out. There are a couple of ways those frames can be detailed to transfer loads, but you panned across so quickly I couldn’t see the joints in the frame. One of the typical frame types that doesn’t require a post is superficially very similar to another frame type that does.

Hi JR cover the racking in plywood and use it to store car parts, drift wheels and tires , bumpers etc. do not reinvent the wheel, use everthing that has beem given to you. You can set up a pait booth using one of those extractors. Use the shop air and remember to drain the liquid at the both of the air compresor before you paint and at the end of every day. Also use mosture extractors on the end of the air lines leadind to the pait booth, and at the air gun.

I worked Project Management for decades. Your property is a beautiful setup, but there is so much going on and so many things to pull your focus I suggest you spend a few days coming up with a strategy and at least a high level plan to move forward so it doesn’t swallow you. After setting up security and moving your stuff into the main building I would explore ways to monetize that 2nd building to get some cash flow. Obviously fix up videos will be great- look at how Goonzquad has done with home of luck with this new stage of your life!

Hey! First time watching, this video was forwarded to us in northeast England! We, the Bradley family used to own and run Bradtec Ltd (then Derby Trailer Tech.) in this property in the 90s-mid 00’s. We were custom steel manufacturers and my dad, Brian, built the big building ourselves in the late 90’s to make it suitable for building semi-trailers for transporting plane wings or fuselages for Raytheon to the UK. We also custom built truckbeds, show trailers, jetski trailers, all-things metal on-site. The main part of the big workshop had a paintbooth where all those extraction fans are and the back extension was purely for steel racks and storage, can’t believe those racks are still there! Our hand prints are in the cement somewhere too 🤷🏻‍♀️ Thank you for the tour. Amazing to see it is still there and that it is gonna live on as something even more awesome. We are now running a Zoo in northeast England (bit different to building trailers 😂) but life always takes interesting turns. Best of luck.

Personally I would rent out the other building so that the tenant would essentially pay for "X" amount of your expenses. This was a sweet deal in my opinion because it is similar to house hacking where you buy a duplex, rent out the 1 unit while living in the other unit for free. If you crunched the numbers correctly. Look at what a building of that size would rent for. I don't know your market but if that other building could be rented out for 2500/mo then your only putting out 1,000 each month and the tenant is essentially paying the majority of your expenses. Great Buy!

Congrats JR!!!!! Also invest in some carbon monoxide detectors, the correct stuff for a commercial shop like that. I saw that other vid of the diesel Mustang smoking out the shop, thought for sure people would start getting sick and passing out lol. Main thing is I saw all those old propane heaters, don't want anybody getting hurt in the new man cavern(cave is too small of a word lol)

You could set up part of the smaller building as a maker space. Start a second channel covering that. You could revenue from the channel as well as memberships to the space.

Congrats. Go slow on renovations. Don't overextend yourself financially. First thing to do is try and create an income stream by renting out some of that excess space. Do that to cover overhead then go ahead with your ideas for renovations.
